Accelerating the implementation of GEIG requirements with place2charge

The Building Electric Mobility Infrastructure Act (GEIG) offers CPOs a wide range of opportunities to develop new charging infrastructure. In this article, we show you how place2charge can support your team in identifying the most attractive locations and parking areas according to GEIG criteria.

In force since 2021, the GEIG stipulates the installation of charging infrastructure at residential and non-residential buildings. These requirements create an enormous demand for new charging points across all charging speeds. With place2charge, CPOs can systematically analyse and tap into this new market.

As companies and retailers constructing new buildings or renovating existing branches are required by the GEIG to install charging infrastructure in their car parks, CPOs can proactively meet this demand. The scale of this demand is also considerable: at least one charging point must be installed in every car park of an existing non-residential building with more than 20 parking spaces. For new builds, this applies from as few as six parking spaces, and for renovations from ten parking spaces.

From 01/01/2027, slightly amended regulations will apply to existing non-residential buildings: every car park with more than 20 spaces must have one charging point for every ten spaces (equivalent to a flat rate of 1.1 kW per space). Alternatively, installed rapid charging capacity may also be counted. For example, instead of ten AC charging points, it is possible to install a rapid charger with a total charging capacity of 110 kW. The requirements of the GEIG can thus be met with a smaller number of charging points that have a higher charging capacity. The rigid requirement for a specific number of charging points is removed.

How CPOs can plan new charging locations in an optimised way under the GEIG

Via place2charge, CPOs can specifically identify retailers and particular location partners in defined search areas using a radius and area search. In the next step, the parking areas and charging points already installed near the location can be analysed. At a glance, it is shown how significant the competition is at each location and what the projected utilisation will be, in order to forecast the demand for new charging points.

With place2charge, forecasts can be explicitly tailored for AC or DC infrastructure. This allows CPOs to find out whether a larger number of AC charging stations or a smaller number of DC charging stations at a given location corresponds to a better sales forecast. The regulations applicable from 2027 for existing non-residential buildings thus offer CPOs greater freedom to determine which scenario provides the best economic forecast.

Large car parks associated with commercial buildings, such as car parks at shopping centres, supermarkets, or near larger companies, are generally attractive locations. Various factors, such as visitor frequency, proximity to surrounding POIs, or location on important transport routes, play a decisive role. Charging locations in these areas have significant economic potential.

The GEIG in Brief

The aim of the Building Electric Mobility Infrastructure Act is to drive the expansion of cabling and charging infrastructure in buildings, thereby making charging at home and at the workplace easier.

The GEIG contains different requirements for new builds, renovations, and existing buildings. A distinction is also made between residential and non-residential buildings.

Requirements for Residential Buildings

  • For new builds with five or more parking spaces, every parking space must be equipped with charging infrastructure.
  • When renovating a residential building (more than 25% of the building envelope) with more than ten parking spaces, there is an obligation to install charging infrastructure for all parking spaces.
  • Additionally from 2027: new builds with more than three parking spaces require cabling infrastructure and must have at least one charging point; every second parking space must be fitted with cabling (this also applies to renovations, with the exception of the installation of the charging point).

Requirements for Non-Residential Buildings

  • For new buildings with more than six parking spaces, every third parking space must be included in the ducting infrastructure and at least one charging point must be installed.
  • For renovations with more than ten parking spaces, every fifth parking space must be included in the ducting infrastructure and at least one charging point must be installed.
  • For existing buildings with more than 20 parking spaces, at least one charging point must be present.
  • Additionally from 2027: The GEIG applies to new buildings and renovations with more than five parking spaces. Every second parking space must be pre-wired and at least one in five parking spaces must have a charging point. For existing buildings with more than 20 parking spaces, either half of all parking spaces must be integrated into the charging infrastructure or every tenth parking space must have a charging point. Alternatively, fewer DC charging stations may be installed instead of multiple AC charging stations. These must correspond to the product of the publicly accessible charging spaces and a charging capacity of 1.1 kW.

The GEIG guidelines will therefore be tightened further from 2027 for both residential and non-residential buildings, based on the EU Buildings Directive (EPBD). Failure to comply with the requirements may result in fines of up to €10,000.

The GEIG is profoundly changing the requirements for charging infrastructure in Germany. It lays the foundation for a significantly denser charging network in strategically important locations and at high-traffic sites. CPOs have a great opportunity to proactively approach location partners who must comply with the GEIG guidelines and to expand previously undeveloped car parks with publicly accessible charging points.
